IN YOUR CORNER

Experience beyond the model home.

Tim LongGet to know your agent

Tim helps you compare new construction with resale homes on equal terms: the property, the build process, the builder’s contract, and your other options in Utah County and beyond.

  • Compare the full package, not just the advertised base price.
  • Talk through representation before visiting a sales office.
  • Keep move-in timing and your current home connected.

A PLAN YOU CAN FOLLOW

From the first question
to the next right step.

Start where you are. Work through the decisions together.

  1. 01

    Set your priorities.

Discuss location, layout, timing, and the budget for the complete home. Compare new construction with resale where useful.

  2. 02

    Compare what’s included.

Review the lot, standard features, upgrades, landscaping, and other costs that shape the finished property.

  3. 03

    Understand the agreement.

Read deposit terms, change orders, deadlines, incentives, and warranty documents. Involve a qualified attorney when legal interpretation is needed.

  4. 04

    Plan for completion.

Ask about independent inspections, walkthroughs, punch-list items, and the handoff. Keep flexibility for changes to the construction schedule.

LOOK A LITTLE CLOSER

Beyond the base price.

A well-informed comparison includes the home you would actually buy and the steps it will take to move in.

Lot and site

Discuss lot premiums, orientation, grading, access, and nearby planned development.

Features and finish

Identify what you saw in the model versus what is included in your contract. Price the upgrades you really want.

Financing and incentives

Compare financing terms and any conditions attached to builder incentives with your lender. Look at overall cost.

Schedule and warranty

Understand the estimated timeline, what can change it, and how completion issues or warranty requests are handled.

GOOD QUESTIONS

A little clarity
goes a long way.

Have a different question? Ask Tim.

Should I contact Tim before visiting a builder?

Yes. Some builders have registration requirements that affect how your agent can participate. Talk with Tim before your first visit so those expectations are clear.

Does new construction mean I can skip inspections?

New homes can still have issues. Ask about independent inspections, access during construction, and how findings will be addressed under the agreement.

Are builder incentives always the best deal?

They deserve a closer look. Compare eligibility conditions, loan terms, fees, upgrades, and the total cost rather than evaluating the incentive by itself.
